About the Position
The Real Estate Manager has a broad range of general real estate knowledge and experience to manage, control and maintain any real estate transactional activity for The Salvation Army property portfolio across Canada and Bermuda which is comprised of approximately 950 properties. The Manager works collaboratively with all stakeholders to assist in delivering the goals and objectives from a real estate perspective for the Division/Ministry Unit throughout the organization.
KEY RESPONSIBILITIES:
The incumbent is responsible for the following range of job duties characteristic, or typical of the job class:
- Technical expertise in the discipline of real estate with a focus on transaction management (acquisitions, dispositions, residential leases, petroleum & natural gas rights, easements, encroachments, strata, and fee title) in both a residential and commercial environment.
- Demonstrated ability to prepare, review, propose edit and provide general commentary on residential real estate agreements (listing agreements, waivers, amendments, conditions)
- Process applications for residential leases and complete internal lease reviews including market rent analysis
- Ability to critique residential appraisal reports and comparative market analysis (CMA) to prepare recommendations and thereafter negotiate transactions.
- Prior experience negotiating residential real estate transactions on behalf of a client (corporate or individual)
- Demonstrated experience preparing Comparative Market Analysis for residential property and/or experience in preparing real estate appraisals.
- Prepare documents for Board/Committee presentation for acquisition, disposition, price change, etc. as may be required
- Ensures all stakeholders are in compliance with Real Estate policies, corporate delegation approvals, financial schemes and any other Policy or process applicable to real estate transaction management.
- Consults on and or assists with establishing proactive measures and or measurement criteria to ensure the effective management of The Salvation Army real estate portfolio.
QUALIFICATIONS AND EDUCATION REQUIREMENTS:
- University or college degree in a related field or a combination of education and experience.
- Designated CRA (Canadian Residential Appraiser) Appraisal Institute of Canada; or SR/WA with The Right of Way Association, or working towards designation, through completion of courses and practical experience and/or previously licensed as a Real Estate Agent
- Valid Driver’s License
Experience and Skilled Knowledge Requirements:
- Minimum 5-8 years of related real estate experience to provide knowledge and understanding of the complexities of the real estate industry. College degree or post-secondary education in a real estate related field or a combination of education and experience.
- Good understanding and technical knowledge of current network and PC operating systems, hardware, protocols, and standards.
- Proficiency in computer applications such as (internal databases, spreadsheets, internet browsers)
- Experience with SharePoint and Archibus software (an asset)
PREFERRED SKILLS/CAPABILITIES:
- Advanced knowledge of MS Excel for handling large volumes of data
- Sustained high levels of attention to detail.
- Ability to provide critical analysis of real estate reports and negotiate transactions to ensure value for money for The Salvation Army.
- Ability to organize multiple competing priorities.
- Strong communication skills both verbal and written.
- Sound analytical skills. Demonstrated political and business acumen supporting effective working relationships with diverse stakeholders.
Compensation
The target hiring range for this position is $$80,000, with the ability to progress to a maximum of $97,517. Placement in the salary range will be based on factors such as market conditions, internal equity, and candidate experience, skills, and qualifications relevant to the role.
