Description
This position provides skilled assistance in the day-to-day operation of a fully integrated maintenance program that ensures CS(C) facilities are properly maintained and the environment is safe and comfortable at all times for clients and employees.
KEY RESPONSIBILITIES:
Maintenance Duties:

- Is familiar with all aspects of building systems and building operations; is conversant with all safety, fire, and building codes.
- Ensures established building standards and efficiencies are maintained.
- Monitors building equipment to confirm operating at optimal and safe level.
- Performs scheduled maintenance.
- Conducts regular site inspections ensuring that the building(s), equipment, and plant(s) meet scheduled and periodic maintenance requirements, and contractual services meet expectations.
- Performs repairs requiring basic skills as an electrician, carpenter, plumber, mechanic, or painter.
- Operates equipment in a safe and efficient manner at all times.
- Maintains and adjusts computerized programs for all systems, including but not limited to, building automation, lighting controls, and security access controls.
- Responds to emergency conditions and performs assigned duties during emergency evacuations (including drills).
- Responds to emergency calls after hours and report accordingly.
- Ensures contractors performing maintenance have access to required areas and are adequately managed.
- Ensures Daily Safety Inspection Checklist is completed.
- Assists in furniture assembly and moves.
- May monitor improvement and capital projects as requested by the Facility Manager.
- May assist tenants in obtaining required services as assigned by the Facility Manager.
- Maintains compliance with all policies and procedures, performing responsibilities effectively as outlined in the job description and as assigned from time to time.
- May participate in annual safety inspections.
Administrative:

- Files all contractor maintenance reports and keep all records accessible in accordance with The Salvation Army Accreditation Standards.
- Maintains all maintenance logs as required.
- Maintains all required inventories at approved levels; takes inventory as assigned by supervisor .
- Follows established procedures and documentation for inventory tracking.
- Assists supervisor as assigned in preparing schedules for repairing and maintaining the facility.
- Develops and maintains an up-to-date Maintenance Technician position manual.
- Refers all expenditures to the Facility Manager for approval unless arranged otherwise.
- Prepares request for purchase order requisitions following established guidelines.
- Completes and maintains monthly reports/logs as required by accreditation standards, and legislative/health and safety.
- Attends daily departmental meetings.
- Attends monthly coaching.
- Attends other meetings as requested by the Facility Manager.
WORKING CONDITIONS:
- Will be required to work at all CS(C) sites, which includes traveling between sites using personal or company vehicle (< 25% travel).
- Machinery noise
- Working in restricted spaces and heights (performing overhead maintenance and/or repair work up to 35 feet up).
- Varying temperatures (heat/cold) including working outdoors in all weather conditions.
- Exposure to infectious diseases, bodily fluids, and toxic chemicals, aggressive behaviours, and verbal abuse.
- Working with moving objects and sharp objects.
- Electrical hazards.
- Dealing with people with aggressive behaviors.
- Work schedule may impact life {weeknights & weekends).

QUALIFICATIONS AND EDUCATION REQUIREMENTS:
- High School diploma and completed Building Operator B certificate course or apprenticeship in a related facility operations field (or equivalent if out of province) required.
- Satisfactory Police Information Check (PIC) with Vulnerable Sector Search.
- Satisfactory Child Intervention Check.
- Alberta Class 5 Drivers License and satisfactory Alberta Driver's Abstract.
- Two years of prior related specialized experience focused on building operations, including heat plant, HVAC and general repairs (i.e., electrical, plumbing).
- Experience with small engine repairs is a strong asset.
- Ability to use computers and related technology {i.e., Outlook, Word Processing, creating, and managing EXCEL spreadsheets).
- Good understanding of building operation components {i.e. HVAC, DHW, Fire Protection system).
PREFERRED SKILLS/CAPABILITIES:
- Able to proficiently perform necessary maintenance tasks in all, or some, of the following areas: plumbing, electrical, drywall, painting, carpentry.
- Ablle to climbe on and work off ladders at various heights (painting, dusting, changing light bulbs, cleaning eavestrough, pruning trees) comfortably as well as perform various maintenance and cleaning tasks from an elevated platform {30+ feet above ground)
- Able to apply up to 30 lbs force to move materials, eqipment, tools, or parts.
- Able to respond to emergencies after hours (24/7) if required.
- Strong time management skills and able to prioritize tasks.
- Ability to multitask and be flexible to change tasks without prior notice.
